Summer is not the sole season for Sahel. In fact, the Mediterranean Sea’s clear waters and refreshing vibes are perfect all year-round. Unfortunately, almost all Sahel communities are only active during the summer months. If on the off chance you decide to head to the north coast during the winter, there is little to be done there. Luckily, one real estate developer is about to change this.

Inertia, one of Egypt’s leading real estate developers, set out to create the ultimate Sahel destination, a viable beach town overlooking picturesque sceneries that operates 12 months a year. Thus, Jefaira came to be.

The beach town is one of Inertia’s most-promising ventures. Jefaira is a one-of-a-kind beach town prepared to host its residents year-round. Once completed, the integrated community will stretch over an area of 5.5 million square meters, featuring 10 neighbourhoods with spectacular amenities.

Operating since 2007, Inertia has had a lasting impact on the real estate landscape of Egypt. Indeed, it is one of the few developers to receive the required permits to operate in Sahel, making it one of the most credible names out there for potential buyers looking for an everlasting getaway.

If you choose to become a resident of Jefaira, you along with your family will get to enjoy one of the longest beach fronts in Sahel, stretching over 3.6 kilometers, with more than 70 percent of the property comprised of open landscapes and green areas. In addition to the unique blend of mixed-use services ranging from a promenade with the full width of the coast, hotels, sports, educational and medical facilities, homeowners will get the chance to experience a convention centre as well as a downtown area, and Sahel’s largest central park.

Built along the lines of Egypt’s 2030 Vision, Jefaira was built on a sustainable master plan developed by international award-winning-practice, 10 Design, and designed by renowned architect, Paul Rodgers.

With inspiring projects all over Dubai, Abu Dhabi, and Doha, 10 Design has become a household name in the MENA region. Jefaira is their first ever project in Egypt with Inertia, and they plan on making it one of the most unique coastal destinations in the country.

When building Jefaira, the planners had one thing in mind and that was to preserve the natural topography of the area. Neighbourhoods and homes were developed in a way to optimize a breathtaking view of the Mediterranean’s crystal-clear waters.

Greenery is one of the main defining features of Jefaira, extending over 140,000 square meters. These spaces extend in ecological harmony throughout the heart of the community, connecting neighbourhoods to the seafront. Jefaira is planning to host 10 distinct neighbourhoods, each with its own unique character. Today, four of these neighbourhoods have already been officially launched: Furl, Seacliff, Quayside, and Cribs.

The Furl Neighbourhood is located at the center of Jefaira’s shoreline with a variety of standalone villas, twin houses, chalets, and condos. All are complete and fully finished to the best standards. The Quayside Neighbourhood consists of villas, twin houses, park chalets, and apartments, overlooking lush greenery. The Cribs Neighbourhood is comprised of studios and apartments overlooking serene architecture and pools.

Shortlisted at the World Architecture Festival for its ingenuity, the Seacliff Neighbourhood is the crown jewel of this development. The luxurious 220,000-square-meter residential area is located atop a cliff overlooking the Mediterranean, giving homeowners a breathtaking view of Egypt’s most awe-inspiring shoreline.

It is worth mentioning that Jefaira is located 100km away from Marsa Matrouh, 200km from Alexandria, 300km from Cairo, and 20km from the new Dabaa Road, placing it perfectly between all the best destinations of this little corner of Egypt.
